10.2 Suspended Slab
  1. Description

    Suspended slabs are an extension of the concrete foundation, creating a crucial structural element that serves as the cap on foundation walls, providing stability, support, and load distribution. Rebar (metal bars) laid out in a matrix and embedded in the wet concrete mix form an additional layer of strength to the concrete. Concrete is porous, pulling moisture into it. To waterproof concrete, membranes and elastomeric coatings may be applied to the outer surface.
  2. Warranty Period

    Defects in the surface of the concrete receive 1-year warranty coverage (15-months for common property) as per the Residential Construction Performance Guide. This includes leaks into ancillary spaces, such as parkades.

    Leaks through suspended slabs into residentially occupied spaces receive 5-year warranty coverage as this is part of the building envelope.

    Note: Water and salt penetration may affect rebar, causing it to expand, resulting in popping or spalling of concrete. A leak may occur after a one or five year coverage period, but may become a 10-year structural warranty issue if left unresolved.

    When a building is sold, the WUD-supplied warranty coverage period will be as described in the contract between WUD and the buyer.

  3. Potentially Warrantable Issues

    1. Exposed concrete wall has hole or pits (honeycombing)* (RCPG 1.10)
    2. Cracks in excess of 6mm (1/4") in width (RCPG 1.12)
    3. Spalling or powdering on concrete surface** (RCPG 14.27)
    4. Popped or chipped concrete*** (RCPG 14.27)
    5. Horizontal displacement exceeding 6mm (1/4")
    6. Active water leak (RCPG 1.12)
    7. Efflorescence on surface
    8. Damage reported on or before completion for common areas
    9. Damage reported on or before initial occupancy for residential units
    10. * Minor imperfections and voids in concrete is normal and not warrantable; however, holes must not be larger than 50mm (2") in diameter, 30mm (1-1/8") deep, expose rebar, or result in water leakage.
      ** To be warrantable, effect must be in excess of 4 square meters or occupy 15% of the total surface.
  4. Non-Warrantable Issues

    1. Damage reported after completion for common areas
    2. Damage reported after initial occupancy for residential units
